Nous avons comparé le baromètre national du site internet Le Partenaire entre février 2022 et février 2023 pour se rendre compte de l'évolution des taux en crédits immobiliers sur cette période. Les taux utilisés sont la moyenne des taux pratiqués par les partenaires bancaires du site.
Pour les primo-accédant en février 2022, le taux moyen fixe sur 20 ans était de 1,00%. En février 2023, ce même taux est de 2,73%. Sur 25 ans, le taux moyen fixe était de 1,15% en février 2022 et en février 2023 il est de 2,85%.
Pour les emprunteurs qui ne sont pas en primo-accession, en février 2022 le taux moyen sur 20 ans était de 0,78% et en février 2023 il est de 2,48. Sur 25 ans, le taux moyen fixe était de 0,97% en février 2022 et en février 2023 il est de 2,55%.
Pour les autres emprunteurs, en février 2022 ils pouvaient emprunter à des taux moyens de 0,89% sur 20 ans et de 1,06% sur 25 ans. En février 2023, il s'agit respectivement de 2,6% sur 20 ans et de 2,7% sur 25 ans.
L'évolution des taux est donc de 1,7% sur un an dans la plupart des cas cités.
Le taux d'usure, qui est le taux maximum légal que les organismes bancaires peuvent pratiquer, sera relevé tous les mois pendant six mois au lieu de tous les trimestres, et cette mesure devrait faciliter l'obtention d'un prêt pour certains.
Les critères pour obtenir un prêt sont:
-Un apport personnel de 10% à 20%
-Un niveau de revenu suffisant pour que le taux d'endettement de l'emprunteur ne dépasse pas les 33%-35%
-De l'épargne à placer
